We offer Community Association and Commercial Property Management services.

Residential property management

What We Provide:

  • Preparation of annual operating budget.
  • Keep books and records of the Association and maintain files containing records of common charges, assessments, insurance policies, correspondence, notices, receipted bills, and vouchers relating to the Management Company’s duties.
  • Deposit Association funds in bank(s) designated by the Associations’ Board of Directors (ABOD), and held in trust in a special separate account and will not be combined with other funds collected by the Management Company as agent for others.
  • Disburse payment for approved expenses.
  • Administer checking, savings, and CD funds accounts.
  • Prepare, maintain, and furnish a monthly and annual accounting of all funds collected and disbursed.
  • Handle and perform all billing and collection for common charges, and other assessments due from the Owners’ Association (OA) members.
  • Pursue collection of delinquent charges or assessments and consult with OA attorney for pursuit of delinquent charges or assessments.
  • Prepare and send meeting notices to OA members, officers, and directors.
  • Attend all board meetings and the annual meeting.
  • Maintain a register of minutes of all monthly board meetings, special meetings, and annual meetings.
  • Maintain a register of all Association members.
  • Advise the OA on and administer OA liability insurance and common grounds liability insurance.
  • Inspect on a monthly basis the Association’s grounds and common areas.
  • Advise the OA of any repairs or maintenance that must be performed to keep the grounds and common areas in good order and repair.
  • Obtain contracts necessary to repair, maintain, or improve the grounds and common areas.
  • Purchase necessary supplies to properly maintain and operate the grounds and common areas.
  • Have tax returns prepared by a certified accountant at the direction of the Board of Directors.
  • Receive, investigate and respond to member’s complaints and correspondence.
  • Provide 24 hour answering service for emergencies.
  • Prepare and mail notices, newsletters and updates as the OA requests.

Commercial property management

What We Provide:

  • Preparation of annual operating budget.
  • Keep books and records for the landlord and maintain files containing records of common charges, assessments, insurance policies, correspondence, notices, receipted bills and vouchers relating to the Management Company’s duties.
  • Deposit landlord funds in bank(s) designated by the landlord and held in trust in a special separate account and will not be combined with other funds collected by the Management Company as agent for others.
  • Disburse payment for approved expenses.
  • Administer checking, savings, and CD funds accounts.
  • Prepare, maintain and furnish a monthly and annual accounting of all funds collected and disbursed.
  • Handle and perform all billing and collection for rent and other Common Area Maintenance (CAM) charges.
  • Pursue collection of delinquent charges and rents. Consult with attorney for pursuit of delinquent charges.  Prepare filings for rent court.
  • Prepare and send rent increases to tenants.
  • Work with leasing agents.
  • Prepare build-outs for landlords/tenants.
  • Maintain buildings and grounds.
  • Enter into contracts on behalf of the landlord.
  • Review, investigate and response to tenants concerns and complaints.
  • 24 hour answering service.
  • Maintenance personnel on call 24/7.
  • Inspect grounds and buildings.
  • Obtain contracts necessary to repair, maintain and improve the grounds and building.
